The property consists of two residential units with a common oil heating system. In the land register a justification and STWEG regulations are registered, whereby the parties have always kept their own accounts. The heating costs are billed separately via consumption meters.
The house is an old-legal second home and may be used freely without conditions.

Location: The municipality of Brail is located at the entrance to the Lower Engadine and is a small hamlet between St. Moritz (approx. 20min) and Scuol (approx. 30min).
With its approx. 1017 inhabitants, it lies at 1480 m above sea level and politically belongs to the municipality of Zernez. Brail is an ideal place to enjoy the peace and beauty of the Lower Engadine, but at the same time a perfect starting point for leisure activities in the whole Engadine.
It is the gateway to the National Park and the starting point for exploring the border triangle of Switzerland-Italy-Austria. Zernez / Brail offer an excellent tourist infrastructure with the exciting and relaxing family and wellness pool, the mini-golf course and the new playground.

Well-known ski regions can easily be reached: Skigebiet Albanas Zuoz 10 km. A fantastic hiking trail and biking network spreads out just outside the village gates.
